A search for high-yield African real estate or passive property income should begin with the asset and its operating costs. Land, a completed rental building and a mixed-use development are different propositions. A credible project can explain the legal interest, delivery plan and downside risks without relying on a promised return.
Wigmore Trading welcomes enquiries about project procurement, equipment, materials and commercial supply-chain requirements. This guide does not offer property securities, a managed investment platform or personal investment advice.
Identify the asset and the legal interest
Confirm whether the proposal concerns freehold, leasehold, a company interest, a development agreement or another contractual right. Use independent local counsel and appropriate survey professionals to verify title, boundaries, permitted use, encumbrances and transfer requirements.
Land banking depends on assumptions about future use, access and demand. A low purchase price does not demonstrate future appreciation. Check infrastructure, planning restrictions and the practical cost of preparing a site for its proposed purpose.
Compare the operating models
| Project type | Issues to investigate |
|---|---|
| Residential rental | Demand, vacancy, maintenance, collections and management costs |
| Commercial or mixed use | Tenant requirements, fit-out, access, services and lease structure |
| Industrial park | Power, water, transport links, permits and occupier needs |
| Hospitality property | Operating capability, occupancy, staffing and ongoing capital expenditure |
Affordable housing, training facilities and community projects also need a payer and a sustainable operating model. Social value does not eliminate construction, maintenance or funding risk.
Understand gross and net yield
Compare rental income with vacancy, management, repairs, insurance, taxes, service costs and financing obligations. A quoted gross yield is not the cash an owner necessarily receives. For overseas owners, currency movements and transfer costs can affect the final result.
Model delays, lower occupancy, cost overruns and major repairs. A building may be asset-backed and still difficult to sell or refinance. Passive income language should not hide the work required to manage tenants and maintain the property.
Diaspora and co-investment structures need governance
Clarify who owns the asset, who controls money, how decisions are made, what reporting is supplied and how a participant can exit. Shared community or faith affiliation should not substitute for contracts and independent verification.
Where a proposal pools capital or offers an investment product, obtain advice on the applicable securities and financial rules. This article does not establish Wigmore as a licensed fund manager or guarantee a platform’s trustworthiness.
Compare countries through project evidence
Kenya, Ghana, Nigeria and South Africa should not be reduced to one regional return forecast. Local title systems, market demand, currency, building requirements and service infrastructure affect each project. Assess a named site and business case rather than choosing from a continent-wide ranking.
For development procurement, build a clear schedule of materials, equipment, installation interfaces and delivery stages. Include inspection, storage and site access. A materials quote is not a complete development budget.
Can Wigmore guarantee rental income or appreciation?
No. Procurement and commercial support cannot guarantee market performance. Use qualified local advisers for a specific property decision.
What should I send for a project enquiry?
Provide the country, project stage, intended use, non-confidential site description and procurement schedule. The team can discuss sourcing and delivery requirements and confirm the scope that can be offered.
Prepare a useful enquiry
Note the project location, intended role, current stage, product or service specification, quantities, delivery point and timetable. Separate confirmed facts from assumptions and identify documents that still need verification. Start with a non-confidential brief; do not submit credentials, personal medical records or restricted project files through a general sales enquiry.
This checklist is for your own preparation and does not submit information.
